First Time Home Buyer Roadmap

Step 1: Mortgage Pre Approval

  • Mortgage Application

  • Document Review

  • Proof of Down payment

  • Deposit and Closing Costs

Step 3: Offer Accepted

  • Deposit is given at this time (usually 5% of purchase price)

  • Possible home inspection and appraisal

Step 5: Mortgage Document Collection

  • HBP Redemption form

  • Gift Letter (if applicable)

  • Updated Letter of Employment & Paystubs

  • Bank Statements

Step 7: Home Insurance/Utility Set Up

  • Home insurance secured or updated

  • Utilities set up for closing day

Step 9: Closing Day

  • Keys exchanged

  • Locks changed

Step 2: House Hunting

  • House Type and Ideal Neighbourhood selection

  • Deal breaker/must haves list created

  • Online search created

  • House Touring commences

Step 4: Approval

  • Approval based on Pre-Approval

  • Lawyer contacted

Step 6: Signing Meeting

  • Commitment review

  • Title Insurance discussed

  • Mortgage Life Insurance 

Step 8: Lawyer Meeting

  • Usually a few days prior to closing

  • Property taxes paid/reviewed

  • Closing costs paid/remainder of down payment

Step 10: Congratulations

  • Time to start unpacking

  • Mortgage payment begins

  • Enjoy your new home!
